Should I Sell Now?

Currently this is highly dependent on a few factors such as what you own, your location, uniqueness, whether you have renovated and your price point.

July 2026: Metro Vancouver Sales picked-up across all Property Types in June. In Central Lonsdale, the duplex market did the best.

Today’s market is driven more by affordability, value for money and buyer confidence than by interest rates alone. For sellers, knowledge is key in navigating the current landscape.

DETACHED HOMES

This segment of the market has been picking up, but not necessarily in Central Lonsdale. The 2026 'sales-to-active-listings' ratios have been in and out of balanced/buyer’s market conditions. Current available homes may be struggling to align with today’s expectations around pricing, presentation, particular location and value for money. Homes that are well-presented, or priced close to or ahead of recent sales, are the ones that attract realistic offers.

What the current market means for you:

  • Buyers have more choice and are very sensitive to price, so over‑reaching on list price usually leads to extra days on market and eventual price reductions.
  • Detached benchmark prices across North Vancouver are down from last year, and the peaks of 2022-2023. People expect today’s pricing to reflect that shift.
  • You need to prepare your home for the market more than ever. It’s about getting ahead of and getting into today’s buyer psyche to align yourself for success. Pricing, preparation and strategy are key.

If your home is positioned correctly, buyers are there. They are not sitting on the sidelines — they are simply being more selective and less willing to stretch on homes that feel overreached. This could be a strong opportunity if your home meets today’s expectations around price, presentation, and value.

HALF DUPLEXES

Half Duplexes continue to attract buyers who want a 'house feel' with less hassle and, often at times, less money. Days on the market have been reasonable selling in less than a month with prices trending upward from March-June. Inventory is relatively low and duplexes are in a steady balanced market. Well‑designed, functional homes with the right amount of space, in good condition, continue to see steady showings and strong results when they’re priced appropriately.

As with detached homes, this could be a good opportunity if your home meets today’s expectations around price, presentation, size, functionality and value.

TOWNHOMES

For the right Central Lonsdale townhome, it can be a good time to sell. The market is still selective, but as with the other property types well-priced homes with a strong layout in good condition are finding buyers who are looking for a clear value proposition.

People are choosing homes that feel worth the price, especially newer, renovated, or lifestyle-driven properties. As with detached and duplex properties the answer is not sell anytime, it’s sell when your home is priced and presented to stand out. If your townhome is updated, and/or well laid out, perhaps has a unique feature and is realistically priced, this is a decent selling window. If it needs work with a less functionable layout and/or is priced at the top of its bracket without standout features, you will likely sit longer and attract tougher negotiation.

Selling Is Usually About Personal Circumstances. Your Situation Affects Timing.

Timing your sale is more than guessing the “top” of the market. Seasonality, mortgage rate changes, global events and local inventory levels all play a role in how quickly homes sell and how strong the offers are. There are good reasons to sell in every season, but the best strategy for you depends on your plans: are you upsizing, downsizing, moving out of town, or simply unlocking equity?

A smart timing discussion looks at three things:

  • Market conditions: recent sales, days on market, and the ratio of active listings to sales in your price range.
  • Your personal timeline: school dates, job changes, possession dates on your next place, or life events.
  • Risk tolerance: are you more comfortable “buying first,” “selling first,” or structuring terms to bridge the gap.

Whether your timeline is a month away or a few years down the road, starting the conversation early often leads to the best outcome. Some of the most successful sales begin with thoughtful planning long before a property appears on the market. Having that extra time allows you to prepare carefully and support your bigger goals with confidence.
