July 2026: Metro Vancouver Sales picked-up across all Property Types in June. In Central Lonsdale, the duplex market did the best.

HALF DUPLEXES
Half Duplexes continue to attract buyers who want a 'house feel' with less hassle and, often at times, less money. Days on the market have been reasonable selling in less than a month with prices trending upward from March-June. Inventory is relatively low and duplexes are in a steady balanced market. Well‑designed, functional homes with the right amount of space, in good condition, continue to see steady showings and strong results when they’re priced appropriately.
As with detached homes, this could be a good opportunity if your home meets today’s expectations around price, presentation, size, functionality and value.

TOWNHOMES
For the right Central Lonsdale townhome, it can be a good time to sell. The market is still selective, but as with the other property types well-priced homes with a strong layout in good condition are finding buyers who are looking for a clear value proposition.
People are choosing homes that feel worth the price, especially newer, renovated, or lifestyle-driven properties. As with detached and duplex properties the answer is not sell anytime, it’s sell when your home is priced and presented to stand out. If your townhome is updated, and/or well laid out, perhaps has a unique feature and is realistically priced, this is a decent selling window. If it needs work with a less functionable layout and/or is priced at the top of its bracket without standout features, you will likely sit longer and attract tougher negotiation.
