We will conduct a Highest Price Analysis (HPA) showing you what buyers are willing to pay for your home in today’s market.
An HPA ensures pricing your home competitively and at the highest price the market will bear. We use this approach for homeowners who are just exploring their value, as well as those preparing to sell. Should you decide to sell, your figure will also be based on your pricing strategy, personal situation and current market conditions.
An HPA is comprised of 3 factors:
CURRENT HOMES FOR SALE
Homes that are for sale show what serious purchasers will be seeing and the current competition. Keep in mind the asking price will be different to the actual sale price.
HOMES THAT RECENTLY SOLD
These properties give a good indication of what the market will bear, and what buyers have been willing to pay for similar homes. Sale price increase or decrease trends will be reflected here.
HOMES THAT DID NOT SELL
Looking at homes that did not sell show what price is too high for purchasers to pay.
When we review homes in each of these categories, we can look for features or trends that may have caused these homes not to sell.
This analysis will give you a better idea of your property's market value, one of the first - and essential - steps as you prepare to sell your home.
We'll contact you as soon as we have the results!
