Thinking of Selling? We're answering the FAQ's

Whether you are a first time home seller or a veteran, there are always things to know.

How Should I Prepare My Home Before Listing?

Start with the basics: declutter, deep clean, complete minor repairs, work on basic landscaping and make sure your home feels bright and well cared for. Small improvements and good presentation make a difference. For more, visit our 'How Can I Add Value To My Property?' page.

Which Upgrades Should I Do Before I List?

The best upgrades are usually the ones that improve first impressions and buyer confidence. Fresh paint, lighting updates, landscaping, fixture refreshes, and key cost effective kitchen or bathroom improvements are high impact without overspending. For more, visit our 'How Can I Add Value To My Property?' page.

How Long Will It Take To Sell My Home?

That depends on price, condition, market activity, and how your home compares to the current competition in and around Central Lonsdale. Well-presented homes priced correctly often sell faster than homes that need work or are priced too high for the market. For more, visit our 'Monthly Market Blog' page.

Do I Need To Talk To An Agent If I'm Just Planning?

No, but it can be helpful. If you are thinking about selling in the next year or two, early preparations can help you decide what to fix, what to leave alone, and how to position your home for the strongest result.

Why Is Central Lonsdale Different To Other Areas?

Central Lonsdale offers a rare mix of walkability, local shops, services, great elementary schools, modern recreation and easy access to everything North Van has to offer. This lifestyle blends everyday convenience with a sense of community, while still keeping close to nature and downtown Vancouver. Commuters can access the upper levels quickly, hop on the Seabus to downtown or TransLink buses. That lifestyle appeal is a big part of what buyers are paying for, not just the house itself.

Should I Sell Now, Or Hold For Future Value?

That depends on your financial goals, your plans for the property, and how much work or investment your home would need before a future sale. If you are unsure, it helps to compare today’s likely sale value with the cost and risk of holding.

How Much Does It Cost To Sell A Home?

Plan for real estate fees, potential staging costs, preparation work, repairs, mortgage discharge fees, if applicable, and any outgoings tied to the property. Some properties may require more work than others, while other homes just don't make sense to put in the time and money. We’ll walk through a breakdown so you know your likely net proceeds way before you start.

How Does The Buyer's Agent Get Compensated?

Real estate commission is paid from the Seller's proceeds and is shared between the Listing Realtor® and the Buyer's Realtor®. It's typical for the Listing Realtor® to have a slightly larger share as they incur marketing and listing costs. Having said so, ultimately both the Seller and the Buyer contribute to the commission as it's built into the purchase price.

Does My Property Have? Development Potential?

That depends on your lot, zoning, and current City of North Vancouver rules. Some properties now automatically have larger density than others offering longer-term redevelopment possibilities. For more information on this, check out 'CNV & Bill 25' at the bottom of our homepage. You will see which areas are within frequent transit areas allowing larger density.
